In this episode of The Real Build, I wanted to talk about a huge topic that has recently been on my mind. Red flags that you should look for when selecting your builder. There is a boom in building, and more and more new builders are flooding the markets. I wanted to showcase exactly what you need to avoid. Here are the topics I cover:
- Lower cost than all other builders by far is a huge red flag that most people always fall for.
- Unmarked trucks on Jobsite – Before building, check out their active job sites.
- Messy job sites – this one is a pet peeve of mine. I grew up cleaning job sites they need to be immaculate.
- One person show – One guy that does it all and ask for so little – more extended time frames.
- Lying about build numbers / Lack of longevity - First, you want to ensure that your builder will be in business for the duration of your build, throughout your warranty period, and, ideally, for years to come after that.
- Overpromise under deliver – They can show you a beautiful model, but is it really what you're getting when it's said and done?
- There exist several unresolved claims from the Contractor's Board – Lawsuits.
- Time frames – Lies lies lies.
- No references- huge red flag.
- Confusing short building contract.
- High-pressure sales tactics where more than one person is present.
- Lack of knowledge about the process.
- No change orders.
- Lower-grade materials – Check jobs you will see.
- Unlicensed subcontractors.
