In this episode of The Real Build, I continue my series on What to do when building a custom home.  In this episode, I cover what to look out for during the build.  Here are the topics I cover.




When the contractor gets the Notice of Commencement – this is the start of the clock or build time frame. The builder must set the expectation of when things will happen and how long the build will take.




Know The process – Go check out my how it's built series to get a good idea of the timeline.


Concrete work, trusses, roof framing, roughs, drywall/stucco, interior primer, flooring, trim work cabinets, miscellaneous 




Walkthroughs are important – Scheduled walkthroughs with the contractor.




Selections – This is a critical phase. Selections need to be made by a specific time and approved so that the build process moves smoothly - approve your selections or reselect when required.




Details about every selection so that customer knows cost associated. No surprises




Financial Details – Stay up to date on a budget, cost increases, and more




Everything in writing. Everything needs to be approved.




Proper supervision is essential – A Jobsite isn’t a free for all – Keep it clean.




Proper communication and problem solving – we are here to make the process better.




Punch-outs are crucial.




Final walkthrough with the client
