As passive investors, Adam and Amy provide funds to owner operators who handle all property management, rent collection, and maintenance, then deliver returns to them as shareholders in the LLCs. As lead investors, they find, acquire, and operate properties themselves while bringing in other passive investors for funding. Lead investing provides higher returns through operator fees and equity upside, but requires active management of the business.


 


How realistic is their four-year retirement timeline from W-2 jobs?


 


Their plan is based on accelerating from passive investing to lead investing. They closed their first lead deal in November 2023 and sold it 17 months later ahead of schedule. Now they're looking for their next property in the 100+ unit range to utilize scale and hire full-time staff, transitioning from working "in" the business to managing the team. This represents at least a 10-year acceleration from their original W-2 retirement timeline.
