If you're a first time property buyer in Scotland, you might be wondering what to look for when surveying a property. Utilise the Home Report 📄 as a guide and always seek clarification if anything in it is unclear. I review Home Reports for all of my clients and investigate the main areas of concern.

Here are some tips that can assist you when viewing:

Start with the exterior. Examine the foundations, roof, and cladding for any signs of damage. You should also check the gutters and downpipes to ensure they are clear and in good repair 🏗️.

Inspect the interior. Walk through the property and pay attention to the overall layout. Ensure the rooms are suitable for your needs and that the flow of movement is good. Also, assess the condition of the flooring, walls, and ceilings. Look for any signs of damage, such as water stains, mould, or pests 🐜.

Check the utilities. Turn on the taps and ensure the water is clear. Check the heating system 🔥 to ensure it is working properly. You should also check the electrical system 💡 to ensure it complies with safety regulations.

Take a look at the neighbourhood. Walk around the area and see if you like it. Pay attention to the noise level, the traffic 🚗, and the overall safety of the neighbourhood 🏘️.

Get a Decision in Principle (also known as a mortgage in principle) before you start viewing properties. This will give you an idea of how much you can borrow 💰 and will make the property buying process smoother.

Don't be afraid to ask questions. The seller or estate agent should be more than happy to answer any queries you have about the property ❓.

Take your time ⏰. Don't feel pressured to buy the first property you see. Take your time and find the right home for you.
