Brian Briscoe described some value add strategies he applied to a Columbia, SC Apartment. The apartment was at 50% occupancy, had no AC (in South Carolina!), no appliances (how are low-income tenants going to afford their own appliances). No wonder the occupancy was only 50%! Further value came from tapping into a different Section 8 program that significantly increased rent revenue.
