David explains Strategic Partnership, a concept he invented which is the fourth "P" of multifamily real estate investing. In addition to the GP, LP, and the KP, a strategic partner or SP completes the quartet. As a strategic partner, David provides whatever the acquisitions team lacks. He does not want a GP percentage. He wants his fees upfront so that he can invest the lion's share into the deal and then be free to focus on the next deal.

David outlines his social media strategy and how he fine tuned it to complete six deals this year as an SP.
