How do you do a deal using nothing but OPM (Other Peoples' Money)?

What do you do if you are asset rich and/or cash poor? 

How exactly do you figure out how to do a deal with no money? 

What can you do to prepare to use other peoples' money for a good deal? 

How do you do a OPM deal:  be prepared with templates, a good track record, and a VERY good deal that makes sense at all points.  I've done them, but they are HARD.
