Allan is back once again to continue on from last week's episode on his investment strategy to ensure he doesn't have to retire on a state pension. In this episode of More Than Just Property, Allan focuses on his property investment strategies. He’ll talk you through the importance of cash flow, buy to let, BRR, and HMOs.

• The most important thing for Allan when it comes to investing in property is cash flow. When your money comes in and when it goes out is so important to the state of your business as if they’re not aligned right you might not have the money there to spend. 
• Buy to let properties are good recurring income and great for those starting out. All of your outgoings should be more than covered by the rent coming in. There is very little effort required but the income will be on the lower side. 
• If you’re a good landlord you can keep people in your rented out properties for multiple years and really not have to worry about it. It’s just money in your pocket every month. 
• BRR - is Buy, Refurbish, Refinance. The price you pay for a property in bad condition is lower, then you do it up and rent it for more than you would have and because of the refurbishment you have a more valuable property.
