When finding rental comps in your market, you need to consider the following:

  • Proximity
  • Similar Size/Amenities
  • Similar Vintage
  • Similar Unit Size
  • Similar Renovations

 

Be careful of only using Rent/Sq Ft as a key performance indicator, because you need to consider the size of the units in your market.

 

Also be aware that Townhouses charge a premium over garden units.
